Most boilers and hot water systems are serviced once a year. Gas boilers in particular are usually checked annually by a registered professional.
Three things make it more often than that: hard water, an older system, and a property that stands empty for months. On the Costa Blanca most homes have at least one of them, and holiday homes have all three.

How often, by system type
Annual is the common routine, but it is a starting point rather than a rule. How often yours needs attention depends on the type of system, what the manufacturer says, how old it is, the water it runs on, and how much of the year anyone is in the property. The Energy Saving Trust recommends an annual gas boiler service carried out by a registered professional.
| System | Suggested routine | Book sooner if you notice |
|---|---|---|
| Gas boiler | Yearly, as good practice | Unusual noises, pressure loss, leaks, fault codes |
| Electric water heater | Yearly, or as the manufacturer says | No hot water, leaks, discoloured water, slow heating |
| Central heating | Yearly, or before heavy seasonal use | Cold radiators, pressure dips, boiler noise |
| Holiday home hot water | Before occupancy and after long vacancies | Smells, standing water, leaks, no hot water |
| Older boiler or heater | Closer monitoring than yearly | Recurring faults, corrosion, weak performance |
| Hard-water property | Periodic checks for limescale on top of the yearly service | Kettling noise, weaker flow, scale on fittings |
Gas boilers
Generally checked once a year. The annual service matters more than usual if the boiler runs daily, is getting old, has changed its pressure behaviour, has started making noises, is producing hot water differently from before, has a manufacturer or warranty requirement attached, or sits in a rental or guest property where it is somebody else’s problem when it fails. Gas work needs a qualified installer — see Gasinstallationen.
Electric water heaters
Also checked regularly, and more closely if the unit is older, heavily used, in a hard-water area, or in a property that is empty for long stretches. A check typically covers heating performance, water temperature, leaks, electrical safety, the pressure relief components, corrosion, scale and the condition of the tank.
Holiday homes and second residences
These are the ones that need checking on a different schedule entirely: before a long stay, before guests arrive, before the rental season, before winter use, and after any long vacancy.
An empty property develops its own problems. Traps dry out, water sits still in the system, valves seize because nothing has turned them, pressure drops without anyone noticing, scale builds, and a leak can run for months with nobody there to hear it.

Is servicing a legal requirement in Spain?
It depends on the installation. In Spain thermal installations fall under the RITE — the Reglamento de Instalaciones Térmicas en los Edificios — which sets out maintenance obligations and inspection rules. What applies to your system depends on the type of installation and its power rating, and some systems are subject to energy-efficiency inspections at defined intervals.
That is the honest answer, and it is also why “is it obligatory?” is the wrong question to start with. The right one is which schedule applies to your installation, and that is something to confirm with a professional who can see what you actually have.
Separate from any legal requirement: a manufacturer’s warranty will usually stop covering a unit that has no service history. If the boiler is still under warranty, the annual service is what keeps it that way.
Signs you should not wait for the next service
Some symptoms mean bring the service forward. Others mean stop and call now. The published advice on this often runs them together, and they are not the same thing.
Stop and call now
- A smell of gas — ventilate, do not touch switches, get out and call
- Water pooling around the boiler or heater
- Water anywhere near sockets, wiring or the fuse board
- The boiler locking out and needing repeated resets
Bring the service forward
- No hot water, or water only getting lukewarm
- Hot water running out too quickly
- Banging, whistling or gurgling from the boiler
- Pressure dropping repeatedly
- Fehlercodes
- Rusty or discoloured hot water
- Energy bills up with no change in use
- Radiators not heating evenly
- Pilot light or ignition problems
- Repairs becoming frequent
A gas smell is not a servicing matter and it does not wait for an appointment. Everything in the right-hand column is worth bringing the visit forward for, but the property is not in danger while you arrange it.
If the complaint is specifically noise, what a noisy boiler usually means covers the causes. If there is no hot water at all, start with the seven possible reasons and the best next step. And if the unit is old enough that you are wondering whether it is worth servicing at all, the signs a water heater needs repair or replacement is the one to read.
What a service actually includes
A professional inspection is mostly diagnostic. These are the areas it covers and what each one is looking for.
| What is checked | What it is looking for |
|---|---|
| Visual condition | Corrosion, leaks and damaged parts |
| Pressure | Drops, excess pressure, instability |
| Valves and fittings | Safe operation, and leaks before they start |
| Controls and thermostat | Whether the temperature it reports is the temperature it delivers |
| Heating performance | Whether the system actually heats as it should |
| Hot water output | Temperature and flow |
| Noise and vibration | Air, scale, pump or circulation problems |
| Limescale signs | Scale build-up — the main one in hard-water areas |
| Safety devices | That the protections still work |
| Manufacturer requirements | Whatever the unit needs to keep its service record valid |
Do not open sealed components or adjust anything on a gas appliance yourself. Checking pressure on a gauge and looking for damp around the unit is fine. Everything past that needs someone qualified.
How hard water changes the frequency
Water on the Costa Blanca is hard, and that is not a comfort issue — it is a maintenance one. Calcium and magnesium deposit as limescale inside boilers, water heaters, valves and pipes, and the effect accumulates:
- flow reduces as deposits narrow the pipework;
- kettling, the noise a scaled heat exchanger makes;
- water takes longer to heat;
- efficiency falls, so the bill rises for the same hot water;
- valves start sticking;
- more maintenance, more often.
A property on hard water does not need a different service — it needs the normal one plus periodic attention to scale. How hard water affects pipes, boilers and appliances in Costa Blanca homes goes into it, and our water treatment service covers softening and filtration if you want to stop treating the symptom.
The best time of year to book it
Before you need it, which here means before winter rather than during it. A boiler that has not run since March will be asked to work hard on the first cold week, and that is when the faults show up — along with everyone else’s.
The other sensible moments: before a long stay, before the rental season starts, after a long period with the property empty, after any pressure or noise problem, before renovation work, and when buying or preparing a property to sell.

Frequently Asked Questions
How often should you service a boiler?
Once a year is the common routine, and gas boilers in particular are usually checked annually by a registered professional. Older systems, hard-water properties and homes that stand empty for long periods need closer attention than that.
How often should an electric water heater be checked?
Yearly, or as the manufacturer specifies. Check more often if the unit is older, heavily used, in a hard-water area, or in a property that is empty for long stretches.
What happens if you do not service a boiler?
Faults develop without being noticed — wear, poor combustion, pressure problems, leaks and limescale. Efficiency falls, breakdowns become more likely, and a manufacturer’s warranty will usually stop covering a unit with no service history.
Is a boiler service a legal requirement in Spain?
It depends on the installation. Thermal installations in Spain fall under the RITE, which sets maintenance obligations and inspection rules, and what applies depends on the type of installation and its power rating. Confirm the schedule for your specific system with a professional.
Should I service a boiler before winter?
Yes. A system that has not run for months is asked to work hard on the first cold week, which is exactly when faults surface and when everyone else is calling too.
Do holiday homes need more plumbing maintenance?
Yes. Empty properties develop dry traps, standing water, seized valves, pressure drops, scale and leaks that nobody is there to notice. Check before a stay or a rental season, and after any long vacancy.
Can hard water mean my boiler needs servicing more often?
Yes. Limescale builds inside boilers, heaters, valves and pipes, reducing flow, causing kettling noise, slowing heating and lowering efficiency. Hard-water properties need periodic attention to scale on top of the normal annual service.
When should I call a plumber before the next service date?
Immediately for a gas smell, water pooling around the boiler, water near electrics, or a boiler that needs repeated resets. Bring the service forward for no hot water, noises, repeated pressure loss, error codes, rusty water or frequent repairs.
Due a boiler or hot water service?
Book it before the cold week rather than during it. We service boilers, water heaters, central heating and hot water systems across the Marina Alta.
